Guest Policies & House Rules
Welcome to our beach home! To ensure all our guests have an exceptional stay—and to keep our relationship with our local community strong—please review our property policies below before booking. By completing a reservation, you agree to these terms.
🔑 Arrival & Departure
- Check-In Time: 3:00 PM or later. Early arrivals are not permitted unless pre-arranged in writing.
- Check-Out Time: 10:00 AM or earlier. Please ensure all checkout procedures are completed by this time so our cleaning crews can prepare the home for the next guests.
👥 Occupancy & Age Requirements
- Maximum Capacity: Strictly 22 guests total are allowed to stay overnight on the property at any time.
- Primary Renter: Must be age 25 or older and must personally occupy the property for the entire duration of the stay.
- Events & Gatherings: Unapproved parties, gatherings with additional unlisted guests, or any illegal activities will result in the immediate termination of the stay without a refund.
💰 Cancellations & Refunds
- 46+ Days Prior to Arrival: Full refund of lodging amounts paid, minus a $150.00 administrative fee.
- 45 Days or Fewer Prior to Arrival: All payments are nonrefundable and forfeited.
- Good-Faith Rebooking Policy: If you must cancel within the 45-day window, the Host will attempt to re-list the property. If it successfully rebooks, you will be reimbursed for those nights at the new booking's net rate, minus a $150.00 administrative fee and credit card processing costs, within 14 days of the original departure date.
🛡️ Waivo Damage Protection Plan
- The Plan: A mandatory, non-refundable $79.00 Waivo Plan is required for all stays and replaces a traditional cash security deposit.
- Coverage: Covers up to $3,000 of accidental damages, but only if the damage is reported to the Owners prior to your checkout.
- Guest Liability: The renter remains 100% financially liable for any damage costs excluded by Waivo. This includes unreported damages discovered post-checkout, intentional acts, indoor smoking, unauthorized pets, and fireworks.
🏊♂️ Pool, Hot Tub, & Shuffleboard Amenities
- Swim & Soak at Your Own Risk: There is no lifeguard on duty. Children under 12 require constant adult supervision within the gated pool area.
- Strict Glassware Ban: No glass is permitted in the hot tub or the gated pool area. If broken glass occurs, the guest covers the full cost of draining and cleaning the pool.
- Shuffleboard Court: The court is strictly for standard shuffleboard play. No bicycles, skateboards, cornhole boards, or motorized toys are allowed on the court surface.
- Amenity Downtime: No refunds are issued for unexpected mechanical or utility failures out of the Owners' control. Maintenance will be deployed immediately once owners are notified.
🤫 Quiet Hours & Local Laws
- Horry County Ordinance: Local ordinances strictly prohibit excessive noise.
- Enforcement: Music or loud activity must not be audible from 50 feet away between the hours of 11:00 PM and 7:00 AM.
🚭 Smoking, Vaping, & Fireworks
- Indoor Smoking Ban: Smoking, vaping, or burning materials of any kind is strictly prohibited inside the home.
- Designated Areas: Ash receptacles are provided exclusively on the outdoor balconies.
- Fireworks Prohibition: Fireworks, pyrotechnics, and sparklers are strictly banned anywhere on the property, including the driveway. Violations will incur a mandatory $500 penalty plus direct billing for any physical property damage.

- This agreement and all property policies are governed by the laws of the State of South Carolina.
